Management Fees & Pricing

 Every day your property is not leased, you lose money. Homeowners and investors trust us to manage their rental property and to maximize the return on their investment. To them the cost of property management is worth the price. We help property owners get market rent, avoid common mistakes and place quality tenants faster. 

 Our pricing is competitive with property managers in the area, however with us, you benefit from the added value of years of property management experience.  We are professional and trustworthy which ensures our owners and tenants are satisfied.  In addition, we make sure our clients know what to expect up front, with no hidden fees or surprises. Our customers value the services we provide, for a fair price. 

 TRADITIONAL MANAGEMENT FEES

  • Our management fees are typically 10% of the gross monthly rents. 
  • Renting Fee: 25% of monthly rent amount as stated in lease. Only applies for the first time your property is vacant.
  • $150.00 fee for all renewed leases. 

Lease Up Services

With lease up only, we lease and you manage. We will handle the marketing, showings, tenant screening, and move in, than turn it over to you to manage. This is an economical alternative to the high cost of advertising, and marketing as an individual.
This option allows you to hire us to market your property, and then turn it back to you to manage.  This program allows you to leverage our extensive investment in Marketing, Screening, and Tenant Placement. We lease, do the paperwork, and return the lease, and deposit to you.  

Lease Up Service Fee

 The cost savings to you is substantial compared to you identifying, contracting, and obtaining all of these marketing tools individually, and assumes your time is also valuable.

  • $200.00 Upfront Marketing Fee
  • 75% of First Months Collected Rent To Procure Tenant

HOA Management

  • Management Services: 25% of Gross Monthly Dues
  • One Time Fees:
    • File, Accounts & Webpage Set Up - $375.00
    • Capital Expenditure Project Management - 15% of Project Cost
  • On-Going Monthly Cost - Supplies, Newsletters, Postage - Billed at cost

Punch List

Not wanting to use a management company but are not sure what needs to be completed at your property for rent or sale, no problem! We are here to help. 

Our staff can review your property and provide you with the needed safety and aesthetic items.


Price: $0.50 per square foot (including any rooms serviced that are not included in square footages.)

Property & Unit Inspections

Short staffed or too busy to complete property inspections, we can handle that too! Let us make this a smooth transactions for both you and your residents. 


We handle everything start to finish:

  • We provide notices to the residents
  • Conduct onsite inspections 
  • Provide you with the results
  • Send notices to tenants if any action is needed


Price:

Over 6 units: $0.25 per square footage

Less than 6 units: $0.50 per square footage

**Both include any rooms inspected that are not included in square footages.

Rent Ready

Rent Ready

You want to get your property cleaned up ASAP, and you need a meticulous partner to get it done. When your investment property purchase or tenant leaves possessions behind, the burden rests on you to clean out the unit and get it ready for the next tenant. 


Our team is trained to get in and provide efficient property cleanout services. We can also provide each property with a punch list for needed repairs and upgrades, saving you precious time.
