Management Fees & Pricing

They understand that professional property management is an investment that pays off—helping you achieve market-rate rent, avoid costly mistakes, and place quality tenants quickly.  

 Our pricing is competitive with other property managers in the area, but with HGC, you gain the advantage of years of proven property management expertise. We pride ourselves on professionalism and trustworthiness, ensuring both owners and tenants are consistently satisfied. Transparency is key—we provide clear expectations upfront, with no hidden fees or surprises. Our clients appreciate the exceptional value and fair pricing we deliver. 

Lease Up Services

 TRADITIONAL MANAGEMENT FEES

  • Our management fees are typically 10% of the gross monthly rents. 
  • Renting Fee: 25% of monthly rent amount as stated in lease. Only applies for the first time your property is vacant.
  • $150.00 fee for all renewed leases.

 With our Lease-Up Only service, we handle the marketing, showings, tenant screening, and move-in process—then hand the management back to you. This cost-effective option saves you the expense of advertising and tenant placement on your own. By leveraging our extensive expertise in marketing and screening, you benefit from professional tenant placement while retaining full control of property management. We manage the leasing process, prepare the paperwork, and deliver the signed lease and security deposit directly to you.

 This approach offers significant cost savings by eliminating the need for you to individually source, contract, and manage multiple marketing tools—saving you both money and valuable time.

  • $200.00 Upfront Marketing Fee
  • 75% of First Months Collected Rent To Procure Tenant

  • Management Services: 15% of Gross Monthly/Yearly Dues
  • One Time Fees:
    • File, Accounts & Webpage Set Up - $375.00
    • Capital Expenditure Project Management - 15% of Project Cost
  • On-Going Monthly Cost - Supplies, Newsletters, Postage - Billed at cost

Punch List

Not ready to use a management company but unsure what needs to be done to prepare your property for rent or sale? No worries—we’re here to help. Our team will assess your property and provide a detailed report on necessary safety and cosmetic improvements.


Pricing: $0.50 per square foot, including any additional rooms not reflected in the listed square footage.

Property & Unit Inspections

 Short staffed or too busy to conduct property inspections? Let us take the burden off your shoulders and ensure a smooth process for both you and your residents.

Our comprehensive inspection service includes:

  • Sending advance notices to residents
  • Conducting thorough onsite inspections
  • Providing you with detailed inspection reports
  • Notifying tenants promptly if any follow-up action is required


Price:

Over 6 units: $0.25 per square footage

Less than 6 units: $0.50 per square footage


**Both include any rooms inspected that are not included in square footages.
