HGC Property Management provides residential property management services including marketing, tenant placement, lease administration, rent collection, maintenance coordination, inspections, owner accounting and compliance support in accordance with NC & VA law.
Services are customized based on property needs and owner preferences as outlined in the management agreement.
We primarily manage residential properties in Brunswick County, New Hanover County, Rockingham County, Guilford County, and surrounding areas subject to availability.
Management fees vary by property type and scope of services. All fees are disclosed in writing prior to execution of a management agreement and comply with NC and VA regulations.
All applicants are screened using objective, non-discriminatory criteria in compliance with NC and VA Fair Housing laws. Screening may include rental history, income verification, credit review, and background checks.
No. While screening is conducted in compliance with NC and VA laws, tenant performance cannot be guaranteed.
HGC coordinates maintenance using qualified, insured vendors. Repairs impacting habitability or safety are prioritized, and owner approval thresholds are followed in accordance with the management agreement. While we work with reputable local vendors, owner-preferred or approved vendors may also be used when requested.
Yes. Owner approval thresholds are defined in the management agreement and are followed accordingly, except in cases involving health or safety concerns.
HGC assists owners with the administrative aspects of the NC and VA eviction process, including proper notice and coordination with legal professionals. Eviction decisions remain the owner's responsibility.
Owners receive clear financial statements and disbursements according to the scheduled outlined in the management agreement. Per HGC protocol, payments are only disbursed on the 15th and 25th of the month.
Yes. Owners receive ongoing communication regarding leasing activity, maintenance, and financial performance based on their preferences.
